Appraising is a profession, and appraisers are professionals. Requirements to become a licensed appraiser have become more difficult than ever before. So it goes without question in this day and age that real estate appraisal can unquestionably be dubbed a profession as opposed to a trade. In our field, as with any profession, we have a strict ethical code.

An appraiser's chief responsibility is to their client. Typically, in residential practice, the lender (or an agent of the lender) places the order to the appraiser, becoming the appraiser's client. It follows that appraisers have certain duties of privacy to their clients, plus many rules and regulations controlling with whom we share information. As a homeowner, if you want to obtain a copy of the appraisal document, you generally have to obtain it via your lender and not the appraiser.

Other responsibilities include numerical accuracy depending on the assignment parameters, acquiring and keeping an appropriate level of competency and education, and of course, the appraiser must behave in a professional manner. Here at Appraisal Works LLC, we take these ethical responsibilities very seriously.

Appraisers will frequently need to consider the interests of third parties, such as homeowners, buyers and sellers, or others. Those third parties normally are spelled out in the appraisal assignment itself. An appraiser's fiduciary role is only to those parties who the appraiser is aware of, based on the scope of work or other written parameters of the order.

Appraisers also have standards outside of boundaries of clients and others. For example, appraisers must store their work files for at least five years - at Appraisal Works LLC you can rest assured that we stick to that rule.

When creating reports, we follow the highest ethical standards possible. Working on assignments based on contingency fees is never an option. That is, we can't agree to do an appraisal report and get paid only if the loan closes. Anyone should be able to see that fabricating a property's value to achieve essentially a higher paycheck is unethical! We just don't do it.

Finally, the Uniform Standards of Professional Appraisal Practice (or simply "USPAP") also defines unethical behavior as accepting of an assignment that is contingent on "the reporting of a pre-determined result (e.g., opinion of value)", "a direction in assignment results that favors the cause of the client", or "the amount of a value opinion" in addition to other situations We follow these rules to the letter which means you can be confident we are working hard to get you an accurate home or property value.
